Halloween Night - Security Guard

To all homeowners,
We want to wish everyone a safe and SCARY Halloween.
For those new homeowners, our Halloween policy stands that WE DON’T OPEN the gates allowing Halloween trick or treaters into our subdivision. Every Halloween we hire a security officer that will stand guard at the gate entrance. His duties are to secure our neighborhood and only allow current home owners and registered guest into our subdivision.

We ask for all home owners, if you plan on having friends over Friday night, that you email us your guest list ( first and last name ). If you fail to send your all guest/friends full names, the chances of them getting past the security guard is slim.

We ask all home owners please generate your friend list ASAP before Friday afternoon. Thank you for keeping your subdivision a safe and friendly neighborhood.

Letter to home owners - Association dues

To: Monaco Subdivision Home Owners
From: Elected board members

We have recently been provided with the subdivision annual dues chart that shows the last eight years payment records. We would like to send out the total due per house number to you via email; however, only a few homeowners have provided email contact information. We have important subdivision information on the subdivision website but need your cooperation for you to view it on a regular basis. If you do not have computer access please inform us immediately so we can make proper communication changes to your household.
The association dues chart will be posted on the website and updated as we collect payments. We all have a legal responsibility to stay current with the yearly association dues and will appreciate your efforts to bring your home dues up to date as soon as possible. The annual dues remain the same at $400 per year. We suggest home owners who are behind to begin a monthly payment plan if possible to help alleviate the monetary load. Feel free to contact us to set up a workable plan.
Along with the full chart being posted on the website we will post how many year(s) you are behind on the bottom of this page for those who have not yet provided email addresses. If for some reason you believe the amount due is incorrect, please do not hesitate to correct us by providing us with checks stubs for the corresponding year to update our records. Trash Cans

Hello home owners,
It was brought to our attention that a few home owners are leaving their trash bins out for extended periods of time. I ask that you please respect the community, your neighbors and the aesthetics of your subdivision.
More importantly we have plenty of children that play in the street and use the trash cans and parked cars to play hide and go seek. The last thing we need is for a child to run out from hiding behind a trash bin and cause an accident which COULD HAVE been prevented.
The trash disposal company comes every Tuesday and Friday, please have your trash bins put away within 24 hours.

Front Gate Landscaping

Hello home owners,
As discussed in our last meeting we expressed that our front gate landscaping needed some attention. We suggested hiring someone to maintain the front for the community. This means planting new flowers, shrubs, laying mulch and basically overhauling our front gate to look more attractive. Alejandro ( palm tree trimming guy) is charging us $150.00 labor to do a complete overhaul of the front landscape.

In addition, he gave us a price of $100.00 a month to maintain the front which includes trimming the oaks, shrubs, plants, mowing, etc.

Anyone oppose to hiring Alejandro to maintain the front gate?
Anyone opposed to purchasing new plants and doing some minor landscaping?

I will be waiting for replies and answers up until April 22, 2009. For those home owners who do not reply I will assume that you are forfeiting your vote and will continue with the plans as described above.

Community Garage Sell

It's that time of the year again to empty out the garage and get rid of your un-used stuff. Every year our subdivision has a community garage sell and everyone is welcome to participate.


You NEED a garage sell permit - http://www.missiontexas.us/Departments/Public/Utility

We will keep the gates opened for the duration of the garage sell.

New Gate console

At our last meeting we discussed buying a new gate console. Many of you have noticed over the last few months that we are experiencing problems with our gate. With that being said, we will be getting a few quotes from different vendors in hopes of replacing the old unit with a modern system that will allow for calls to cell phones to allow visitors inside the subdivision.
